Greetings everyone! Our real estate development consulting firm, Jonathan Carter Associates LLC, is seeking a talented freelance developer / designer to build our Web site. We specialize in acquiring investment property for rehab investors in the Baltimore, MD metropolitan area.

We're looking for a creative designer to:

(a) Design the company logotype, and possibly a slogan. The logotype will be used on our business cards, letterhead, and marketing materials.

(b) Create and publish a 7-10 page Flash website for our company. The website is targeted at two audiences: homeowners looking to sell their homes, and investors looking to buy property.

Compensation

Compensation for this project is USD $350.00. We will provide a retainer of $75.00 when the contract is awarded, followed by the balance upon successful completion of the project.

Logo and Web Specifications

Our corporate image should be modern and professional. Our clients are real estate developers seeking a reliable source for investment property, and homeowners who may be skeptical of selling their home to an investment firm.

Site Content

When the contract is awarded, we'll provide a complete description of what we do, and what we'd like to see on the site, but here's a quick overview:

Splash Page / Home Page: Should introduce Carter Associates and offer options for homeowners and real estate investors. Ideally, the homepage or splash page animation will incorporate photos of homes in Baltimore City, MD (we can provide photos if needed).
Homeowners: Should emphasize the following points: We will buy your home (or find a buyer) quickly, for a fair price, and at no cost to the seller. We specialize in buying homes that need rehab, so we can buy as-is and close fast. We'd also like to include an animation of "how it works" - the steps involved in selling the home. This page should include a form for prospective sellers to submit their contact information.
Investors: Should emphasize the following points: We find motivated sellers that are ready to negotiate. Our leads are prescreened to eliminate deals that will not be profitable for investors. We provide realistic estimates of repair costs and property value.
About Us: We are an ethical and reputable company interested in building communities by repairing vacant and distressed homes. We are upfront about our business practices and keep the seller involved in the process.
Resources and FAQ: Links to real estate related sites (we will provide links) and faq about real estate investing.Timeline and Other Details

We would like to have this project completed by July 28, 2006. Jonathan Carter Associates will retain rights to the logo design, however any changes or additions to the original logo and web design will be contracted to the original designer.

I might be interested in doing it. I think a resonable price would be around $750 depending on the design. Since, I do not have a portfolio up yet, I will design a sample logo/template and then if you like them, I can proceed on with the flash design. If you believe around $750 is exorbitantly high, please tell me, so that I can stop designing the samples.

I think that $350 is a bit too low, because if you figure $100 for good logo, that allots 250 to the flash site. Flash sites take quite some time and effort to get in finished form, and 250 is a quite a bit too low.

Maybe I wont design you a logo or template. The hard drive in my computer that has Photoshop on it just failed :(. Hopefully it will be recoverable :(

$350 / 9 (pages) = $38.90/page - let's call it $40

ABSOLUTE minimum 3 hours work per page ...
$40 / 3 = $13.30

and then ... you want a logo?
... a logo that will reflect your business and be used (and reused) in the promotion of your business for years to come. ABSOLUTE minimum cost for an anywhere near half DECENT logo $150 ...

$350 - $150 = $200

And so we have a new budget for the website ... which is $200

$200 / 9 = $22.20/page

ABSOLUTE minimum 3 hours work per page ...
$22.20 / 3 = $7.40/hour

Do you work for $7.40/hour (on a project by project basis, with no additionals like superannuation or government charges accounted for)?

lol.... you get what you pay for. I could make the site at a reasonable price and do it quite quickly, but the quality would suck. And I don't want "less-than-perfect" work associated with my name.

Well just to put it in perspective, if you do a web search for web design, Most packages start at $500 for 5 to 10 HTML only pages (mostly template base and not very pretty). But if someone is willing to do it for that price...

I am going to have to back out of this one. One because the more I think about it, the price is too low, and second, I do not think i will have photoshop or flash for a while :S (Due to hd issue)

yeah, to be honest $350 is a joke. my advice is to learn from others' mistakes. others being many of my clients who have sites built for dirt cheap by starving coders, then find out that their site is broken, unusable, and the designer has disappeared. so then they need to hire a fire-fighter like me to come in and fix things. and one thing i know about fire-fighters is that it's hard to negociate a good price when your house is burning down.

better to pay somebody market rate to do it right the first time.

better make yourself... for 350$ ... sorry... kidding... really very cheap... just crap... go to freelance bid site.. you will lot's cheap developer.... but quality should be cheap.. too... low price .. low quality...
